摘要
According to the tax code, any person who owns a building located on the territory of Romania owes an annual tax to the state for that building, with the exceptions foreseen. For the calculation of building tax, an assessment report is required by an authorized valuer, based on a standard in the real estate market. This paper aims at presenting the sustainable methods of valuation of a building in which an economic activity is carried out in order to determine the tax value. Three sustainable building valuation methods, namely the direct or market comparison method, the cost method will be presented and exemplified and the revenue method. The evaluation is done in accordance with the evaluation standards (EVS) adopted by the National Conference of the National Association of Laborers in Romania no. 2 / 07.04.2017 and the evaluation guide GEV 500.
