Study of Real Estate Supply Influence Factors and Model

The real estate supply is the important factor of affecting real estate balance and healthy development; it is more effective to analyze the relations between macro factors and real estate supply for serving Government, real estate developers and buyers. In this paper, we use system dynamics feedback chart, the production function and the econometrics as analysis tools. Use the feedback chart to analyze the key factor of cost evolution, take the historical data as foundation, analyze the multiple regression equation of various main factors combined with production function, and carry on examination from economic efficiency, standard error evaluation, goodness-of-fit, overall and single significance of the regression model. And then we can obtain the conclusion, that is, "the main supply influence factors include land hoarding, capital cost, labor cost, and so on; in the supply process, the labor margin contribution of our country is far less than the capital margin contribution."
