Establishing and Applying Evaluation Index System of Real Estate Competitiveness in Urban Agglomeration of China

from 21st, China is experiencing the rapid development of economy and urbanization. More and more real estate development companies have attempted cross-regional investment. Especially, urban agglomerations of China are regarded as the core areas of economic and real estate development. But it is difficult to evaluate the real estate market environment and capacity in regions, different in economy, society, and so on. And there is little research on the real estate development in urban agglomerations. Firstly, this paper analyzes the characteristics of real estate market in two development types: "linkage group" type and "core city" type .Secondly, taking 10 urban agglomerations of China and 35 key cities of them for example, the paper establishes evaluation index system of real estate competiveness in urban agglomerations of China. Then, based on the evaluation of key cities, competitiveness degree is divided into 4 levels. Under two types of urban agglomerations; the relative investment strategies are provided ultimately.
