摘要
This thesis reviews the studies on the effects of rail transit on real estate values in many cities around the world, the contents include theoretical basis, methodologies, research results and the reasons for different results in foreign countries. The conclusions are we should choose the best method from the various research methods based on data, the effects of urban rail transit on real estate values depend on many factors, the suburb housing and low-income housing are easy to be affected by the rail transit system, the accessibility to stations influences the real estate values around stations, and the effects of rail transit on real estate values are different during different moments of planning, construction and operation.
