摘要
The real estate project is an extremely complicating and systematic one with enormous amount of investment and quite a long period of time. The core of its development is the preliminary planning. The preliminary planning, as a wonderful basis of its development, is required to be scientific, professional and objective. Only in this way, can the real estate company survive the fierce competition. The real estate investment project is an extremely complex and systematic one, and the preliminary planning of which was at the embryonic and also the basic stage of the whole project. The level of the preliminary planning, has a direct impact on economic benefits of the project, and even determines its success or failure. The preliminary planning of real estate projects aims to analyze the environment and conditions of the project systematically, and explicitly mention the overall framework of its development. Thus the conception of the project can be turned into clear and specific action plans. In this sort of action plans, technology and economy can be coordinated, everything is arranged carefully in terms of resources, and organization management is resilient and carefully planned, so the feasibility of the project can be fully guaranteed. In the professional real estate planning, the project will be under specific analysis in the context of the regional development. They will also make some forward-looking orientation based on the market segmentation, and put forward some implementation regulations which can meet demands of customers more effectively in terms of designation, construction, marketing, and property management, etc. And finally, we will develop planning programs that is more appropriate to the market.
