摘要
The article deals with the process of building a system of mass valuation of property for purposes of taxation in the territory of Catalonia, Spain. theoretical and methodological aspects are contemplated from the valuation discipline. For this the article tries to identify determinants in spatial formation of the property value in the designated area, which the appraiser can perform a quick and objective an approach to the most probable price of the property it intends to appraise. The hypothesis is that mass valuation systems allow statistically infer the situation of externalities in the territory. Distinguishing positive and negative. Therefore, we present in the artificial and natural territory, providing desirable attributes (positive externalities), which determines the demand for housing location (in addition to affordability factor) and thereby to a territorial scale as you study allows identify gradients property value. The study concludes that accessibility remains a determining factor in the organization of real estate values at regional level. The coast effect (landscape features, infrastructure and services) reflected as an urban-environmental externality, is another factor on gradient value. The measured level of income tax paid by individuals, contributes to the theory of rent location. The findings encourage the area of real estate valuation scenarios for working with massive valuation models multiple proposes.
