The value of urban afforestation: A hedonic pricing case

The Danish forest cover is rather low, only about 12%, and yet it is thoroughly documented that the Danish forests are extensively used for recreation purposes. It is believed, but only rarely documented, that the value of forest externalities is significant. The aim of the present research is to quantify the part of these benefits, which is reflected in property values for houses close to afforestation areas. We use the hedonic pricing method and data from two residential areas to calculate WTP-measures for two afforestation projects. Proximity to afforestation areas is found to have a significant effect on property values, implying considerable willingness-to-pay.
