摘要
This article Bases on the analysis of domestic and foreign real estate appraisal theory and research methods on the basis of the valuation process for the more widespread use of the "Market Comparison Approach" by the existence of the valuation results of the impact of the subjectivity of a variety of factors, uncertainties and other characteristics, fuzzy influence diagram will be the introduction of real estate valuation theory. Status through the definition of fuzzy sets and fuzzy sets the frequency to determine the fuzzy relationship between the variables, the use of Cartesian product of the frequency of the calculation node membership matrix, then it seeks to the largest number of degree of membership to identify the corresponding percentage of the price changes to be assessed to estimate the room property prices. Using this model, it can be directly carried out quickly the real estate valuation; real estate assessment for the study of the method selection provides a new way. It can solve the problems through a combination of cases, real estate prices map of influence diagram, the use of Delphi Method, in accordance with the valuation of real estate to the nine experts advices to determination the frequency of fuzzy sets and membership, and through repeated consultation, summed up, modify, aggregate into basically the same experts to determine the views of the fuzzy relation, then the use of fuzzy membership formula, the calculation of final price and the actual price is very closed. The demonstration of fuzzy influence diagram theory applies to the fields of real estate appraisal, as a results, the selection the valuation model of science can be assisted in real estate improve the valuation accuracy of the valuation staff.
