Identifying good and bad locations in Bratislava a using hedonic model of apartment prices

摘要
The empirical aim of this article is to identify good and bad sites in Bratislava using spatial autocorrelation. With hedonic pricing model of 1,334 dwellings in Bratislava in 2016, we identify good and bad localities in the city using spatial analysis of the hedonic model residues. The analysis showed that the preferred locations for housing in Bratislava are mainly the city center, elevated locations (castle slope, Slavin, Koliba), localities near the Danube and selected part of Ruzinov. On the contrary, the bad localities are those adjacent to the industrial sites (Slovnaft, Racia) and Vrakuna, which is known for the concentration of problematic social groups. This article has shown analytical possibilities that can help local self-government in site development planning or developers and households when choosing suitable sites.
