Risk Analysis and Evaluation of the Real Estate Market of Developed Areas in China - Take Zhejiang Province as an Example

摘要
Zhejiang Province is one of the most developed areas in China, as well as an important province in China's Yangtze River Delta Economic Zone. With the persistent overheating of the realty industry of Zhejiang Province, risks contained in it have become the focus of attention of personnel inside and outside this industry. The author analyzes and sums up in this text the forms of expression of main risks in the real estate market of Zhejiang Province on the basis of clear explanation of its regional characteristics and the periodic variation, and establishes the risk evaluation indicator system of the real estate market. He has also taken the real estate market of Hangzhou City as an example to evaluate the risks in it by using the analytic hierarchy process and the theory of fuzzy mathematics. He finally proposes the establishment of two building systems to prevent the occurrence of risks: one is the commercial housing system, and the other is the housing guarantee system for low income groups. The key to the first system is government's "dual intervention" in the supply and demand of the real estate market, so as to tackle the problem of unbalanced supply and demand. Additionally, the government shall also put emphasis on the housing guarantee for low income groups, which is to avoid the intensification of social contradictions and the arising of political problems from housing problems.
