摘要：

This paper takes the capital of Heilongjiang province - Harbin as study area, uses index datum of effective commercial housing demands and main driving forces, 1996-2005 and employs SPSS software and mathematics means to analyze. The result indicates Per capital annual net income is the most sensitive factor influencing effective commercial housing demands in Harbin. Finally, starting with Per capital annual net income, the countermeasures of increasing effective commercial housing demands in Harbin have been raised from different aspects.
