摘要
Urban fringe is between central city zone and rural hinterland. Because of urban expansion, it is also an area with lots of land transactions and development activities. The engendering of land price of urban fringe reflects land use value as well as land supply and demand relationship. In order to ensure healthy central city construction and regional urbanization, it is necessary to realize the characteristics of land price of urban fringe, to handle land price leverage and adjust market demand of urban construction land. Firstly, the urban fringe is designated concretely with abundant inquisitional data of Ningbo. On the analysis of social-economic characteristics of the Urban fringe, the authors divide the area into four land price zones using GIS technology, that are the zone contiguous to the urban place, mixed zone, the zone close to the rural area and rural zone. Furthermore, this paper describes the characteristics of residential land price, commercial land price, industrial land price and farm land price, and evaluates land price from several aspects.
