Investigation of the Effects of Energy and Water Saving Benefits on Property Value in LEED Certified Green Buildings

摘要
In the study prepared for the purpose of evaluating green buildings in terms of construction and operating costs and property value is investigated in scope of two buildings rated at the gold and platinum certificate levels according to the LEED certification system. Additional construction costs have been found as 7,43% and 9,43% respectively, for the gold and the platinum certified buildings. According to the annual energy and water savings, it has been found that cost decrease is 31% for the gold certified building and that of the platinum certified building is 40%. Ignoring other benefits and taking into consideration only the benefits based on energy and water savings, it was predicted that additional green value benefited from LEED certification could be 242 $/m(2) and 255 $/m(2) respectively for the gold and the platinum rated building.
