摘要：

The levying of property tax in China is impending, which in turn poses us the technical problem of mass appraisal of various types of properties. In addition, theoretically, an explanation of the fluctuation of prices of office building is also needed. To address these questions, an econometric model is developed in this paper, relating the characteristics of the building to the price. The model is then applied to one segment of the market in Beijing. In the end the study made some amendments to the original model according to the empirical result.
