摘要：
The income approach is one kind of fundamental methods in real estate evaluation, and reckoning the income and calculating capitalization rate are the keys in the application of income approach. Especially, ascertaining of the capitalization rate is always a difficult problem. In this article, the basic methods of calculating the capitalization rate are compared and analyzed on the base of the study of the characteristics and affecting factors of capitalization rate, and then, how to apply the various methods to come to ascertain it synthetically is discussed, which has stronger real guiding significance.
