In recent years, due to the renewal of urban village, a new type of developing land auction, which is called "SHENG DI SHU PAI" meaning traditional auction with unprepared land, has appeared in the real estate market. In this model, real-estate developers could get the developing land directly from the level of the land market instead of the secondary one. Taking Liede, Wenchong, Hengsha and Bicun as the cases, the research calculates the optimal ratios between the auctioned land and the reserved land of the urban villages in different planning and controlling areas, and predicts the auctioned land released from 138 urban villages in Guangzhou. At last, it analyses the positive impacts on real estate development due to the renewal of urban village considering the amount of the auctioned land, the pattern of the auctioned land and the location of the auctioned land.
