摘要
The traditional land evaluation procedure used in china usually spends much time and money, and the evaluation results are also not satisfying. Generally speaking, land market is still young and the business transaction data of city land are inadequate to effectively and accurately assess the land price. On the other hand, the inadequate cadastral data in digital format make it pretty difficult to evaluate the. price of every land parcel accurately. Thus the general used procedure of city land evaluation in china is quite different from that of western countries. With the rapid progress of economy, the land prices change quickly, thus demanding frequent update that is hard to accomplish in time. This paper addresses these problems by employing geographic information system (GIS) and spatial data mining (SDM) to dynamically grade and evaluate the prices of land parcels. In the paper, the author briefly introduced the integrated techniques between GIS and SDM, and an application information system for land grading is proposed. The idea is to combine SDM/decision tree techniques with GIS and expert system techniques and apply them to establish an intelligent land grading information system. Then a prototype system for land grading based on GIS and SDM use Visual C++ 6.0 and MapObject2.0 is designed and developed, the base algorithm of the spatial data mining is used Decision Tree, and the land grading process is used training and learning and the integration of the two to realize. Also, an application example (commercial land grading in Wuhan city) is presented to show the system is a transplantable and practical and extensible system.
