The Characteristics and Dynamic Analysis on the Spatial Variation of Housing Price in Hangzhou City

摘要
With the rapid development of urbanization, the spatial distribution pattern of housing price has become one of the issues with greatest concern to developers and the local government. Because of the difficulty of data collection, researches on the spatial distribution pattern of housing price are relatively limited. In this paper, a data of housing price from 348 communities in Hangzhou was collected. An empirical research was made by the Kriging spatial interpolation method to study the spatial distribution pattern of housing price in Hangzhou City and to reveal its dynamic affecting factors. The results show that the West Lake is the price core, the spatial structure of housing price has formed 3 peak centers and 4 sub-centers. Besides, the obstruct effect of the city-through railway, the anticipation effect of the constructing subway, and the environment effect of canal are significant. The study's conclusion can provide advices for the policy makers and market managers, as well as residents' making decisions.
