Firstly, compared to traditional research theory, it has raised hedonic analysis, and points out that house is a heterogeneous goods, which is different from general merchandise, and is requiring a systematic analysis of the characteristics of housing prices, so, it has made up the flaw of the tradition fundamental research; Secondly, it has enumerated research results home and abroad in recent years, which is about the housing price with hedonic analysis method. After analyzing, this article is the most widely used and most recognisable research method among all of the other means to solve the urban housing price problems; Finally, based on the research of existing main appraisal methods of real estate in our country, it puts forward the realistic significance of hedonic analysis to real estate appraisal in our country.
