摘要
How to select an effective solution to measure enterprise competitiveness is a significant problem which relates to the long-term development of real estate industry. This paper aims to provide a practical solution for evaluating the comprehensive competitive power of real estate enterprises. After comparing the applicability of different evaluation techniques, this paper chose Cluster Analysis, Technique of Order Preference by Similarity to Ideal Solution (TOPSIS), and Gray Relational Analysis to conduct a portfolio analysis. This paper selected 13 listed enterprises to conduct an empirical analysis meanwhile three virtual enterprises were introduced as benchmarks. The results have shown three chosen methods in Real-time Comprehensive Competitiveness Evaluating System (RCCES) are consistent and the most important factors of competiveness are growth ability and profitability rather than the current scale.
