摘要
The market comparison approach plays an important role among the real estate appraisal methods. In the western countries and coastal area in South China which have the more developed real estate market, the market comparison approach is widely used. As the most widely used method, the study of how to improve the accuracy and objectivity of the Market Comparison approach is of great significance in real estate estimate. This paper has discussed the questions and difficulties which existed in the process during using the Market Comparison approach in our country, such as the selection of comparable example. Combined with the characteristic of real estate price and the principles and steps of market comparison approach, this paper uses the integrated weight method on index weighting, thus, improving the accuracy and objectivity of the Market Comparison approach during the application process.
