摘要：
On the background of house commercial reform in China, house demand forecast, as the base of land supply planning, has been emphasized widely by the governors to control the housing market. And the scientific house demand forecast also becomes the important reference for developers to make managing decisions. In this article, on base of analyzing the previous data of new house sale in Shenzhen, the timing sequence models and joint forecast model are established to forecast the gross of housing demand, and the Markov model is employed to forecast the structure of housing demand.
