Study on Housing Affordability of Military Households Based on Modified HAI Criterion

The scientific measurement and accurate orientation to the housing affordability of military households is the base to constitute the housing support policy and deepen the reform of military housing system. The basic connotation of housing affordability is defined. The limitation of common appraisal indexes on housing affordability is analyzed. Based on the residual income theory, the calculating model of modified housing affordability index is built. According to the model, the demonstration study on the housing affordability of military households has been made. The results indicate that MHAI is beneficial to measure housing affordability more accurately due to take into account the factors of family structure, domestic income, housing costs and consumption expenditure; the housing affordability of military households has the feature of sharp regional diversity and there is a huge contrast between the different regions; loan types and loan terms have obvious effect on the housing affordability of military households.
