摘要：

The hedonic pricing method could effectively value environmental externalities. The hedonic pricing method has been applied in Europe and the USA to assess environmental externalities and the marginal value of associated factors. Because of the heterogeneity of housing product, hedonic price model have been widely applied in studies of the demand for housing attributes. After collecting detailed information of 122 ordinary residential districts in Xi'an, the paper sets a usable Hedonic pricing model which reflects the influence degree of house pricing in Xi'an from its determinations and gives out some feasible suggestions after the multi-perspective analysis.
