This paper summarizes the experience gained on a number of housing projects developed in the Kingdom of Saudi Arabia (KSA) over a period from 1982 to 1985. The paper describes construction practices in KSA; outlining the government project delivery system and that used in the private sector and emphasizing post construction liabilities and warranty periods. A study case of two housing projects built for Saudi Ports Authority in Jubail is presented in an effort to illustrate the importance of the local social, environmental and economical impact on the successful completion of housing projects. The lessons drawn during the various development stages of these projects are described and recommendations to engineering consultants and contractors planning to engage in future construction projects in KSA are made.
